Kitchen renovations are the most important to buyers. Kitchens are often expensive and take time to complete. We started our kitchen remodel in 2019 and just finished last fall. (Of course, COVID played a large part in our delays.)

Ways to improve the look and function of your kitchen, without replacing the entire room, can include updating hardware, installing new countertop, faucets, paint, and upgrading appliances. Even some of these upgrades may take time so you will want to plan in advance for how to work around them. Be sure to check with your local municipality about any required permits.

Bathrooms are important to the overall value of your home. Complete renovation of bathrooms are the second most costly interior remodel after kitchens. New sinks and tubs make a big difference. Again, if you do not want to completely gut and replace everything in the bathrooms, you can consider minor changes to improve the look and function. Updating faucets, lighting, countertops, flooring, paint and even putting out fresh towels and shower curtains may help.

Getting fresh beautiful flooring can make a tremendous statement. Hardwoods are very popular and new carpet can be luxurious. Whatever flooring you choose, be sure it is good quality. Inexpensive laminate, for example, does not wear well and looks cheap in no time at all. Updated flooring has a wonderful impact on the desirability of your home.

Landscaping and exterior upgrades are another way to add value to your home. A new back deck or a new patio adds additional living space for entertaining. Buyers frequently like fences and privacy screens which can prevent onlookers from seeing into the yard.

Windows and doors improve the overall appearance and energy efficiency in a home. In Michigan, replacement windows make a room much more comfortable in all types of weather. Sometimes there are energy tax credits which may offset some of the initial expense. This is a great selling point for you should you decide to sell.

Overall interior paint, lighting, flooring, furniture, and accessories can be small changes that add up to more value when it comes time to sell. Buyers will see that you care about your home. Investing in a few upgrades can make a difference in whether a potential buyer chooses your home or another home down the street.
