How do we get buyers in the door?

When a home is listed for sale most people look at photos on the internet before they decide if they want to see a home. If what they see through the online photos is not appealing to them, many buyers will not want to see the house. So staging, even a small amount, is essential to get the most buyers possible interested in seeing your home.

With a few modifications most homes can be ready to market for sale. We can help.

Declutter

Homes show best with few items displayed. In general you will want to remove most personal items. You are moving anyway so this is a good time to pack things up. We recommend no more than three or so items on a shelf, table or counter. You want buyers to imagine themselves in your home. The more simplified your decor appears, the better for a sale.

Buyers look at displayed photos

This is especially true of photos and valuable items. A buyer at an open house I hosted recognized the seller’s granddaughter in a photo hanging on the wall and raced to that bedroom with me right behind. When I entered the room she was starting to open a dresser drawer. Packing away your photos will avoid this from happening at your house. You want people to see your home, not your belongings.

Kitchen and bathrooms

In the kitchen leave out what you use daily (maybe the coffee maker) and store everything else. You will want the countertop as clear as possible. People sometimes walk through a kitchen that has multiple items on the countertop and say, “There is no space to roll out cookies!”

Showers and tubs should only have one or two product containers out that are used every day. Store the remainder for when those items are needed. Make the countertops and sink areas in both the kitchen and bathrooms shiny and cleared as much as possible.

Living areas

Living rooms are often staged with slight furniture placement adjustments and by clearing off table tops, bookcases, etc. Bedrooms look best when bed is made and table and dresser tops cleared. Closets appear larger when they are about half full and very neat and tidy. Out of season clothing can be packed up for now. (Remember, you are moving!)
