What can a home inspection tell me?

A home inspection can tell you much about a home. It is an overall assessment of the home’s physical structure and mechanical issues. The goal is to help uncover issues with the home itself. The inspection typically takes hours to complete. A home inspection is different from a home appraisal. Bankrate says, “In short, while an appraisal helps you understand a home’s value, inspections help you understand a home’s condition.”

Often homes that are inspected are not in perfect condition, even new homes. We recently sold a new construction 3 bedroom 2 bath ranch. The buyers agreed with our recommendation to have the home inspected. That inspector found serious structural problems as well as no insulation in the attic! Zero! Oops! We think we need attic insulation in Michigan, don’t you?

A certified home inspector will look in every corner, in the attic, in the basement and provide a detailed report of what they find. A leaky pipe, open wiring junction boxes, doors or windows that do not open or close are just some of the concerns noted in inspection reports. The inspection report will cite any serious or safety issues and items to be monitored as well as regular maintenance situations. The report can serve as a guide to a homeowner to head off any problems.

Although inspectors should have a keen eye for detail, they won’t be able to detect the unseen. That means hidden pests, asbestos, mold or other potentially hazardous substances might go unnoticed, according to Nerd Wallet.

The bottom line is that you don’t need to manage all this by yourself. Work with Tucker Benner Realty who can provide expert guidance you need to find a certified home inspector. Just contact us for all your real estate needs. Call or text 231-730-8781.
