COMMUNICATION
We believe communication is crucial to a successful sale. It is important not only to get your home sold, but to keep you informed throughout the process.
Your agent will personally reach out via phone calls or texts or emails on a regular basis.
Our Closing Coordinator will provide periodic updates when your home goes under contract.
STAGING
Staging is one of the most important things you can do to get the most for your home. You will want to stand out from competition and staging can help you do that. Your online presence is critical.
We will provide suggestions verbally or in writing when we first walk through your home.
PHOTOGRAPHY
Buyers will view photos online of homes that are for sale before they even decide if they want to walk through them. It is very important that your photos are the best.
We can decide to either take the photos ourselves and edit them to show the best, or we hire a professional photographer.
FLOOR PLANS
In some instances, we may recommend a floor plan drawing of your home.
TIMING
Once we have an offer and it is accepted, buyers have a period of time to perform an inspection. That timeline is negotiated prior to acceptance of the offer.
After the inspection period and the sale is being financed, the buyer’s lender will send out an appraiser. The final appraisal report can take up to 7-10 days after the actual walk through before it is received.
Closings can take 30-60 days.
SOCIAL MEDIA
Buyers peruse social media so we want your presence there as well.
Your home will be on our website, our company facebook page, our Instagram page, snapchat, and anywhere we can showcase it.
MLS AND ONLINE WEBSITES
Your home will be listed on 330 websites worldwide. It is listed wherever potential buyers are looking: The MLS (Multiple Listing Service), Realtor.com, Trulia, Zillow, Yahoo, and many others.
OPEN HOUSES
Some people want an open house.
Listing your home then immediately holding an open house is one opportunity to get as many potential buyers through your home as soon as possible.
We love hosting open houses and see the benefit of the additional exposure.
And some people do not want just anyone walking through their home.
